Once the economic uncertainties around COVID-19 finally lift, real estate investments such as G+2 Mauritius property will gain momentum. Prior to the pandemic, there were over 30 new projects up and running in the northern part of the country where Mauritius property investment seems the hottest.
Many of these real estate developments have been initiated under the Ground Plus Two (G+2) scheme that the Economic Development Board (EDB) implemented in December 2016. Significantly, this scheme has eased the rules for foreigners to acquire a residential property in Mauritius.
An amendment to the country’s Non-Citizens (Property Restriction) Act gave rise to the G+2 scheme, which allows foreigners to buy homes in condominium apartment blocks with at least two levels above ground. The price of an apartment unit should not be less than MUR6 million (about US$ 150,000).
There is no limit to the number of units that a buyer can purchase. Buyers can also rent out their G+2 Mauritius property. Although foreign buyers of G+2 apartments are not eligible for permanent residency in Mauritius, they can obtain a temporary residence permit of up to six months.
