Food and beverages

Homeowners and their dependents can frequent the restaurants and bars of both La Pirogue and Sugar Beach, and benefit from 30% discount on all published prices of food and beverages at La Pirogue.

Kids' Club

There is a Kid’s Club at Sugar Beach resort that members and their children can enjoy, subject to availability.


Residents of La Pirogue Residences have a direct access to the beaches in front of La Pirogue and Sugar Beach resorts.


On-site ball sports include mini golf and tennis, while some of the island’s top golf courses are a shuttle or ferry ride away. Members also benefit from 15% discount on the published green fees at Ile Aux Cerfs Golf Club and preferential Sun Resorts rates at Tamarina Golf Club.

Part A - General Specification of the Project and the Common Areas

    • The external envelope of the buildings in the Project shall be constructed according to the specifications of the Architect and the Structural Engineer and shall consist of:
      1. Building foundations system
      2. 200mm and 150mm plastered and painted walls.
      3. Combination of pitched and flat roof including waterproofing treatment.
      4. Powder coated “qualicoat grade” aluminium doors and windows.
      5. Decorative stone cladding and timber cladding as specified.
    • The external works in the Project consist of:
      1. Landscaped garden with irrigation network.
      2. Pathways in concrete paving slabs.
      3. External lighting to pathways and common areas.
      4. Boundary walls in plastered and painted walls and/or metal fencing.
    • The Project will be equipped with the following in accordance with specifications of the Services Engineer:
      1. Lift access.
      2. A standby generator.
      3. Potable water storage tank.
      4. A water pump.
      5. A sewerage treatment plant.
      6. CCTV cameras in common areas.
      7. Reticulation for fiber optic and telephone network (the owners will apply directly for connection to the service provider).
      8. Central master antenna television providing satellite channels (DSTV, Canal Satellite or equivalent) (the owners will apply directly for connection to the service provider).

Part B - Specification of the Unit

  • The Unit shall be finished according to the specifications of the Architect and the Interior Designer and shall consist of:
    1. Internal walls finished with one coat plaster, one coat binding agent and three coats of finishing paint.
    2. Floor tiling and skirtings.
    3. Italian kitchen cupboards.
    4. Quartz stone kitchen tops.
    5. Bathroom fitted with sanitary wares, tap wares, mirrors, and bathroom accessories.
    6. Wall tiling in shower cubicles.
    7. Internal timber door.
    8. Main entrance timber door.
    9. Combination of recessed and surface mounted architectural light fittings.
    10. Built in wardrobe in bedrooms.


  • The Unit shall be equipped with the following in accordance with the specifications of the Services Engineer and the Interior Designer:
    1. 1. Air conditioning in bedrooms.
    2. 2. Universal electrical sockets in the lounge and bedrooms.
    3. 3. Internet point in the lounge, master bedroom and outdoor terrace.
    4. 4. Telephone point in the lounge.
    5. 5. TV point in the lounge and the master bedroom.
    6. 6. Electrical provision for ceiling fans* in lounge, where applicable, and bedrooms.
    7. 7. Hot water generated by means of solar heating, electrical geyser or central heat pump.
    8. 8. Hood, hob and oven in kitchen.


  • Each apartment and penthouse shall have one (1) dedicated parking bay.

*The ceiling fans are not included in the Unit and can be purchased in the optional deco pack.


To maximise your investment by renting your residence, you may enrol into a Rental Pool Programme managed Sun Resorts for short-term and long-term rentals for all units at La Pirogue Residences. Home ownership at La Pirogue Residences Mauritius provides access to the facilities at La Pirogue and Sugar Beach, and residents get to live the hotel lifestyle. Extra benefits include 60 room nights per year. Sun Resorts takes care of rental and property management (incorporating maintenance and services).
