Schemes for property investment in Mauritius: which one is best?

The Mauritius property market has scored impressive gains since the early 2000s. Government’s foreign incentive programmes for property investment in Mauritius are key to this success. In 2019, foreigners invested MUR14,03 billion in real estate developments. This was up from MUR8,06 billion in 2018.

The Mauritian government has launched several of these programmes. The Real Estate Scheme (RES) launched in 2007 and the Economic Development Board (EDB) has approved 85 RES projects.

World-class RES features

The RES followed the introduction of the Integrated Resort Scheme (IRS) in 2002. Twelve residential projects were created under the latter. Like RES developments, they offer world-class, luxury homes.

RES projects are located on sites of 1 to 10 acres, and include at least six residential units as well as upscale leisure facilities. Les Résidences de Mont Choisy is an RES development by 2Futures, the no. 1 developer for luxury property investment in Mauritius. It is in Grand Baie in the north.

Onsite facilities, which are exclusive to residents, include swimming pools (outdoor and indoor), a fitness centre, spa, restaurant, and bar lounge. These are all within the 1,800 m² Espace Club in the nearby Le Domaine de Grand Baie, another RES project by 2Futures.

New projects

The EDB replaced the IRS and RES with the Property Development Scheme (PDS) in 2015. Thus far, the EDB has approved 52 PDS projects. The government allows development of a mix of residences under the PDS. Sales are permitted to noncitizens, citizens and members of the Mauritian diaspora.

Ki Residences and Ki Resort are both PDS developments by 2Futures. They flaunt a luxurious resort lifestyle, which revolves around Pereybere Beach on the north coast of Mauritius.
