Expect property investment endeavours to draw tailwinds from several government infrastructure projects, including those for railway and road networks. For its Road Decongestion Programme alone, the Mauritian government has set some 50 billion MUR for spending in projects across the island nation during the next five years.
The government has a proactive stance in the development of the local infrastructure. The country’s road network is very well-maintained. Already, 1,834 kilometres of the country’s 1,910-kilometre road are paved. With less than a tenth of the population owning cars as of year 2000, this road system was sufficient for the country’s traffic volume.
Car ownership, however, has picked up in subsequent years, growing by 78 percent between 2005 and 2014. Reflecting the increased economic activity in Mauritius, total vehicles on the road during the same period increased by 52 percent.
Forward-looking, the government set in motion several infrastructure projects to stem transportation woes like congested vehicle traffic. One of these initiatives was the Metro Express, a 26-kilometre light rail transit system extending from Curepipe to Immigration Square in the country’s capital, Port Louis.
Costing some 18.8 billion MUR, Metro Express began construction in 2017. Its first phase started commercial operation in January 2020. The second phase is expected to be completed in September 2021. When fully operational, Metro Express will have 19 stations serving commuters in Curepipe, Vacoas, Rose Hill, Quatre Bornes, and Port Louis, five major cities which are property hotspots too.
A future north-south expansion of the Metro Express is on the drawing boards, which will create a direct railway link to the international airport at Plaine Magnien. The Metro Express project design also notably includes a multimodal urban transit solution, connecting three major bus interchanges to enable train commuters’ access to bus services.
In relation to this, Mauritian transport authorities have tapped LIT Transit Ltd. for tech solutions enabling commuters to manage their trips well. They launched a new Passenger Information Service (PIS) recently for quick links to public transport transfers. The PIS initially covers three local transit operators running 365 buses along routes serving 34 bus stops.
The government has also initiated major infrastructure improvements to help ease traffic congestion in along the M1 Motorway. These public works include the construction of a new flyover at Pont-Fer-Phoenix, an interchange at Hillcrest, and a new road at Sorèze, connecting A1 road to the M1 Motorway.
These projects will significantly decongest traffic and bring positive impact to many plans. The M1 Motorway, built in the 1960s, extends from the Plaisance Airport in the south to Grand Bay in the north. It stretches a total distance of about 65 kilometres covering different inland regions via its many arterial roads.
