Buyers are biting real estate listings in projects set under Property Development Scheme (PDS). Buying interest, despite the odds of the Covid-19 pandemic, has been most noteworthy in PDS developments north of the island for good reasons.
First, this market drift appears part of homebuyers’ migration away from dense urban areas in the wake of the Covid-19 crisis. Analysts, in a Reuters poll, foresaw this global trend coming in the medium- to long-term. The growing number of people working from home and who need space and gardens also helped fuel this movement, Reuters suggested.
The north of Mauritius and its PDS residences provide these emergent needs of homebuyers, especially those from overseas. The northern part of the island, for one thing, remains a laid-back region. Visitors from abroad in particular just love the judicious development of its facilities for the hospitality trade.
The same thematic approach in preserving the rustic local environment is notably the rule in PDS projects. Each PDS property development needs to mitigate as much as possible its effects on the natural environment and human health.
As a PDS development seeks to achieve this goal, it likewise prioritises the delivery of high-end residences with upscale facilities for its residents. PDS units likewise stand out in their day-to-day management services provided to residents.
Residences built in PDS projects, moreover, provides the luxury of space. The development scheme requires a minimum land area of 1 arpent (0.422 hectare) and a minimum of six residential units.
Additionally, aspiring buyers can choose from a variety of PDS residential types: villas, apartments, and penthouses. These, of course, come in a range of prices for buyers to match their budgets.
In 2Futures‘ PDS portfolio, the buyers’ choices can start from Ki Resort in Pereybere on the northwestern coast of Mauritius. The starting price of an apartment in this PDS project is quoted at slightly under USD270K. This goes for a 90m² with two bedrooms and two bathrooms.
Two-bedroom penthouses in Ki Resort, on the other hand, are priced starting from USD375,000. Significantly, this threshold is the new price point opening a foreign buyer’s eligibility for a permanent residence permit in Mauritius. This permit has previously been granted to foreigners buying PDS residences priced from USD500,000.
